Amendment C495 - Tourism Site - Point Lonsdale

Current Status

Awaiting Ministerial Approval

Date sent to Minister:

The amendment would support tourism development at 2341–2349 Bellarine Highway, Point Lonsdale, in line with the Point Lonsdale Structure Plan 2009.

Note: The proposed Amendment has been submitted for Ministerial Authorisation and is awaiting approval to progress to exhibition.

Council has prepared Amendment C495ggee to the Planning Scheme which proposes to rezone the land from Commercial 2 Zone and part Farming Zone to Special Use Zone 19. The rezoning will ensure the site is used for tourism uses / low-scale tourism accommodation development. It would prohibit out-of-centre retail uses (e.g. supermarkets) and other commercial/industrial uses.

The proposed rezoning is supported by longstanding strategic directions for the land via the Point Lonsdale Structure Plan 2009, local planning policy, and the more recent implementation of the Bellarine Peninsula Statement of Planning Policy (and declared Bellarine Distinctive Area and Landscape) into the Greater Geelong Planning Scheme by the Minister for Planning.

The Amendment would also remove Development Plan Overlay Schedule 21 from the subject land (as it no longer required with the construction of The Point Estate) and would apply an Environmental Audit Overlay to ensure potential historical land contamination is considered for any future sensitive uses on the site.

Under delegation, Council submitted an Application to the Minister to seek authorisation of the Amendment.
