Implementation of the Marshall Precinct Structure Plan applies Schedule 7 to the Urban Growth Zone (UGZ) and relevant overlay and incorporated document controls to the Marshall Precinct, as well as updates to local planning provisions.

Council has prepared Amendment C278ggee to the planning scheme.

The amendment proposes to implement the Marshall Precinct Structure Plan (PSP) across the Marshall Precinct, which comprises approximately 123 hectares of land adjacent to the Marshall Railway Station. 

The amendment proposes to apply the Urban Growth Zone Schedule 7 (UGZ7) to the Marshall Precinct in the Greater Geelong Planning Scheme. The amendment also incorporates the Marshall Precinct Structure Plan, Marshall Development Contributions Plan and Marshall Native Vegetation Precinct Plan; as well as applying overlays to manage potentially contaminated land and development contributions.

It will facilitate the residential and limited commercial development of the precinct to realise the vision for Marshall as a distinctive residential neighbourhood that responds to its unique location. The amendment will enable the Marshall Precinct to become a sustainable, connected, walkable and visually interesting place set within a semi- natural environment.
